Number one

What a home costs to buy

The listing price, the loan, the closing costs. This is the number every listing shows you, and the number most conversations stop at.

Number two

What a home costs to keep

The roof over your head. The system that cools the house in August. The slab under the floors. The yard, the gutters, the water heater, the small repairs that arrive without asking.

This is the number that decides whether a house feels comfortable in five years.

The second number is usually discovered after closing, when a repair estimate arrives and the budget has already been set. I would rather you see it first, while you still have every option open.

I walk a house the way a builder walks a house.

I own Red Raider Construction LLC. When we tour a home together, I point out what I see and what it may take to maintain. This is a practical, builder-informed review and cost awareness. It is not a formal inspection, and it is not a guarantee.

Age, visible condition, and what the remaining life may realistically look like. I have replaced enough of them to know what I am looking at.

Walk the house as if it were an ordinary Tuesday.

A home can photograph beautifully and still be tiring to live in. So we slow down and look at how the day would actually go.

  • Where the primary bedroom sits, and what floor it is on

This work started in my own family.

I have sat at the kitchen table with people I love, trying to decide what to do about a house that no longer fits. That experience shapes how I work now.

I am a licensed real estate agent, and I also own Red Raider Construction LLC. That means I look at a home with two sets of eyes: what it is worth, and what it will take to keep.

Over the years I have built long-term relationships with the vendors and trades I trust in North Texas. When a question comes up, I usually know who to call.
